Tigard is still adding apartments. The city offers a partial property-tax exemption for new housing built above a street-level business in downtown Tigard and most of the Tigard Triangle, and a new affordable community opened in the Triangle in 2025. At the same time, a first apartment can mean leaving a parent's house or a shared rental across town. Those two situations raise different questions on moving day, and this page covers both.
For a first apartment or a unit in a building that just opened, Butterfield Moving brings the padding, the floor runners, and the tools to assemble new furniture, all included in a published hourly rate, and you pay when the last piece is in place.

Moving Into a Building With Businesses Downstairs
Tigard's vertical housing program requires that at least half of the ground floor facing the primary public street be used non-residential. For a renter, that means the new apartment may sit above a café, an office, or a shop. It also changes a few things about getting a sofa upstairs.
The front door belongs to the street
A storefront entrance is not where a moving truck should stop during business hours. Ask the leasing team where residents load: a rear drive, a garage entrance, a side street, or a marked space. If they send written move-in instructions, forward them to us before moving day. Every building sets its own procedure, and we plan to the one you send.
Being one of the first tenants
In a building that just opened, fresh paint and new hallway flooring are part of the move. Floor runners go down from the entrance to your door, and door-jamb guards go on before furniture passes through. When a building is still leasing up, the move-in process may be settling in, so confirm the details with management the week before.
Working around the shops below
A café that is busy at breakfast or a shop with a Saturday rush shares the sidewalk with your moving day. If management prefers moves outside business hours, a start at 7 AM on a weekday keeps the standard rate, and evenings after 7 PM or Sundays are billed at the evening card rate. Ask which windows the building prefers, then pick the one that fits your budget and your lease date.
Garage and corridor clearances
A newer building may route residents through a parking garage, a mail room, or a secured corridor. Before moving day, find out whether you will need a key fob for each door between the loading spot and the elevator, and whether building staff can let the crew through. A crew waiting at a locked door is a crew billing for the wait.
Newer affordable housing in the Triangle
REACH Community Development opened Dartmouth Crossing North in the Triangle in 2025, with 85 apartments from studios to three bedrooms. If you are moving into a community like that one, the three-bedroom units can accommodate a full-family household, and the crew size should match the furniture, not the building's newness. Tell us how many beds and dressers are coming, and we will size it from there.

First Apartment? Here Is What Changes the Hours
A first-apartment load looks small until it is spread across three places. The bed is at a parent's house, the desk is at a roommate's place, and a hand-me-down couch is waiting in a relative's garage. We can collect all of it on one route, on one bill. Stops on the same day share a single 3-hour minimum.
| Moving out of | What tends to slow it down | What to have ready |
|---|---|---|
| A parent's house | Heavy older furniture and stairs in a family home | A list of which pieces are yours |
| A shared rental | Sorting whose things are whose on the day | Your items grouped in one room |
| An older Tigard complex | Exterior stairs and a long walk to the lot | Where the truck is allowed to park |
| Nowhere yet (new furniture) | Flat-pack boxes waiting to be built | Delivery dates set before the move |
Flat-pack furniture you have not built yet
If a new bed frame or bookcase is arriving in boxes, our crew can assemble it at the new apartment as part of the hourly job. Have it delivered before moving day if you can, so the crew builds it while they are already there instead of coming back.
The pieces that come from home
If home is a family house elsewhere in Tigard and the new unit is in the Triangle or near the downtown transit center, the drive between them is short, and nearly all the hours go to carrying. The solid wood dresser from a childhood bedroom can be the heaviest thing on that truck. We wrap and pad it like any other piece, and the drawers can come out to make the carry up an apartment stair lighter.
A room with nothing in it yet
A first apartment has no furniture habits. Before the truck arrives, decide roughly where the bed, couch, and desk will go, and tape a note on the wall if that helps you remember. The crew places each piece where you point and can move it again if the first spot looks wrong. That is part of the hour, and it goes quicker when the plan exists before the dresser is already in the doorway.
Paperwork a first-time renter might not expect
Some buildings require movers to provide a certificate of insurance or a reserved elevator time. If your lease packet mentions either, send it along. When a certificate request arrives, pass the manager's email to us, and we send ours; reserving the elevator stays with you as the resident.
Tigard Apartment Questions
I have a bed, a couch, and about 20 boxes. Is that enough for a mover?
Yes. With two movers, a load that size often fits within the 3-hour minimum, including bed reassembly. The drive from our yard is part of those hours, at the same rate.
My things are in Salem or Bend, and the new apartment is in Tigard. Can you bring them?
Yes, from anywhere in Oregon. A move from outside the Portland metro is priced differently from the hourly card below, and our long-distance page explains how. Give us both addresses, and we will quote it.
How is the drive to Tigard billed?
It is not a separate charge. The drive down from our Hillsboro yard runs on the same clock as the carrying, at the crew's hourly rate.
I live near the transit center downtown and do not have a car. Do I need to be at both ends?
Someone should be at each address to open the door and point to where things go. A friend at the new place works fine, or you can meet the crew there.
Can I pick up a piece from a store on the way?
If it is ready for pickup and fits on the truck, a store stop can join the route like any other stop. Mention it on the call so it goes on the plan.
What a Tigard Apartment Move Costs
A first-apartment studio and a three-bedroom family unit in a new Triangle building are priced based on the hours they take. Here is the hourly card we work from.
Get a Tigard apartment estimateMoving crew and truck: Monday–Saturday, 7 AM–7 PM
- 2 movers + truck: $150.35 per hour · 3 movers + truck: $206.75 per hour · 4 movers + truck: $263.15 per hour
- 3-hour minimum · $56.40 per hour for each additional mover or packer
- Evenings after 7 PM Mon–Sat, and Sundays (3-hour minimum): $195.20 / $273.40 / $351.60 per hour
- Holiday rate (3-hour minimum): $230.50 / $325.50 / $420.50 per hour
Two movers cover a studio, a one-bedroom, and many two-bedroom units. A three-bedroom family unit, or a first-apartment route with several pickup stops, can justify a third. Packing labor runs $56.40 per hour per packer. Stairs, elevators, and month-end dates add nothing on a local move, and there is no fuel charge.
For a sense of the floor, multiply it out: a two-mover crew on a weekday, finished inside the 3-hour minimum, comes to $451.05 before any packing help. Saturdays bill the same as weekdays. The estimate shows the expected hours, which include the drive from our yard at the same rate.

Released Value, Replacement Cost and Claims
A first move is a good time to learn how moving coverage works. Released value at $0.60 per pound is the legal floor, not a plan: a light but costly item is covered only by its weight. Replacement-cost protection is available if you choose to purchase it. We will submit a claim upon request.
