Washington Square sits inside Tigard's city limits, and a store inside it moves on the center's clock rather than its own. The mall's published tenant criteria allow deliveries only before or after mall hours, through the service area nearest the tenant space. One line in that document decides when your crew can pull up.
Regular hours run 10 AM to 9 PM Monday through Saturday and 11 AM to 7 PM on Sunday. Our own day runs 7 AM to 10 PM. Lay those two over each other and, with the drive from Hillsboro on the clock, a weekday morning leaves about two and a half hours of carrying. A store move is one job, so the question is which window is long enough for yours.
Patrick Butterfield owns the trucks that do this work, runs the walk-throughs, and quotes store moves off one posted hourly card. His yard is in Hillsboro, up 217 from the center.

Which Window Is Long Enough for Your Store
Start with the hours because they are fixed and the furniture is not. Four windows exist on paper once the delivery rule is laid against our own day, and three of them are long enough to move a store in. Each figure counts the drive from Hillsboro, which is on the clock. Confirm the schedule with management; seasonal and holiday hours shift.
Monday through Saturday, before a 10 AM open
The workhorse window. The truck leaves Hillsboro at 7, and the clock starts there, so the crew is at your service area shortly after and clear of the corridor before the first shopper walks in. Call it two and a half hours of carrying on the daytime column: a counter, a few shelving runs, and boxed stock fit inside.
After a 9 PM close, Monday through Saturday
The doors shut at 9, and we stop at 10, and with the drive each way on the clock, the carrying is nearer half an hour. Too short for a store move, and the 3-hour minimum does not shrink to match.
Sunday morning, before an 11 AM open
Sunday opens later, so a 7 AM departure gives about three and a half hours on-site, the longest run the center makes. It bills on the higher column: more carrying, more per hour. Ask Patrick to price it against a weekday morning before you choose.
Sunday evening, after a 7 PM close
The earlier Sunday close is the only evening with real length. The crew can be at the service door as it shuts, and with the drive home inside the hours, that is about two and a half hours of carrying. It bills on the higher column.
A note on which service area is yours
The rule directs each tenant to the nearest service area, not to whichever door is convenient, and favors a back door when the space has one. Ask management which is yours; that distance decides how much of the window goes to carrying.

What a Store Move at the Center Costs
Mornings before opening sit on the standard daytime column. Anything after 7 PM, and all Sunday hours, sit on the evening column. Here is the card the crew works from.
Find the window that fitsStore crew and truck: Monday–Saturday, 7 AM–7 PM
- 2 movers + truck: $150.35 per hour · 3 movers + truck: $206.75 per hour · 4 movers + truck: $263.15 per hour
- 3-hour minimum · $56.40 per hour for each additional mover or packer
- Evenings after 7 PM Mon–Sat, and Sundays (3-hour minimum): $195.20 / $273.40 / $351.60 per hour
- Holiday rate (3-hour minimum): $230.50 / $325.50 / $420.50 per hour
The minimum is worth rereading. A store move is one job, so the 3-hour minimum is charged once, and the drive from Hillsboro sits inside those hours rather than beside them. After a 9 PM close, the minimum is longer than the center leaves, which is why most of this work lands in a morning.
A bigger store fits a fixed window by adding hands, not dates. In the daytime column, a third mover takes the crew rate from $150.35 to $206.75; the Sunday and evening columns step up by more, so ask Patrick for the figure on the window you pick. The run-down from our Hillsboro yard is part of the hours at the same rate as the crew. No deposit is needed to hold a date.

Released Value, Replacement Cost and Claims
A pound of inventory and a pound of shelving are worth very different amounts, and the default protection cannot distinguish between them. Released value at $0.60 per pound is the legal floor, not a plan. Replacement-cost protection is available if you choose to purchase it. We will submit a claim upon request.
Fixtures, Glass Cases and Boxed Stock, in That Order
When the clock is the constraint, the order of work is the plan. When the clock is the constraint, the order of work is the plan, and it runs one way in and the other way out. Shelving loads flat; loose stock slows the trips.
Shelving, counters and wall systems
Freestanding shelving runs, cash wraps and unattached back-wall units come apart and go back together inside the hourly work. Hardware is bagged and labeled to the piece it came off, and we photograph an assembly before it comes down so the rebuild matches. Anything needing the maker's installer, we name before the estimate.
Glass display cases
Cases travel empty. Have them cleared before the crew arrives, and we pad, wrap, and strap them upright for the carry. Building a wooden crate on site is not something we do, so a case that travels only crated needs a different plan, best settled at the walk-through.
Stock that is already in cartons
Merchandise moves fastest boxed, taped and marked with the section it belongs to at the other end. Your team can do that, or our packers can, but seal the cartons before the window opens. It will not wait on a half-finished drawer.
The empty cartons have to leave too
The center's own rule sends waste to the designated container or off the property daily, with the area left clear of debris. Our crew can carry flattened cartons out with the last load, but we do not make dump runs, so name that container or another destination.

Opening a Space Runs Backward From Emptying One
Moving in
A new lease comes with a day you intend to be selling, and the schedule is built backward from it. Fixtures go in first and stock last, inside one window before that date. Check the window against the calendar before you promise an opening day.
Moving out
Emptying a space runs the other direction. Stock leaves first so the floor keeps looking like a store while the lease still pays for it, and the walls are stripped last. Tell us if anything goes elsewhere: a second location, a unit you rent, or a charity that takes shelving in good shape. Those are stops on the same job.
When the next address is not in the center
A store leaving the center for a Main Street storefront or a unit off 72nd in the Triangle has no mall delivery window at the far end, so only the origin sets the clock. Give us both addresses, and we build the day off the center's window.

From the Walk-Through to the Empty-Space Lap
The estimate
A small suite can be quoted from photos you send. For a larger store, Patrick walks both spaces at no charge and counts fixtures, cases, and cartons.
The center's side of the paperwork
You confirm which service area serves the space and what the center wants on file. Send us the exact entity name management wants insured, and we will issue the certificate on request.
The window
Patrick matches the work to the window you choose, names the crew size that fits it, and quotes the job. One date, one booking.
The move
Runners and door-jamb guards go down along the route before anything moves, pieces are wrapped as they come apart, and the crew works to the opening time rather than to the load.
The finish
The job ends with a lap of the empty space, you and the crew, before anyone leaves. Payment is due at completion by card, check, or cash, and rescheduling costs nothing with one to two weeks' notice.

Questions From Store Owners
Can your crew start before 7 AM if the center allows it?
No. Seven in the morning is the start of our working day, and the truck leaves Hillsboro at 7, so we are at your service door around half past. If a center needs trucks gone by an hour, that would take a 5 AM start, we say so on the phone.
Is a Saturday morning priced differently from a weekday morning?
No, which is why a Saturday morning is worth asking about early. If the one you want is taken, ask Patrick what else is open that week.
What if the store looks too big for the window?
Then the crew gets bigger, not the calendar. A store move is one job in one window, and we do not offer storage, so the truck is emptied the same day it is loaded. Patrick sizes the crew against the window at the walk-through.
Who handles the registers and the back-office computer?
Your provider disconnects and reconnects them. We carry them powered down and labeled, cables tied to the fixture they sit on, and we time the window around when your provider can be there. Signage and wall graphics stop at the wall: your installer mounts what the crew sets down.
How far ahead should we book?
As soon as you have lease dates. There is no deposit, so holding a date costs nothing, and the earlier you call, the more windows are open to choose from.
