A house near the lake or up in the hills above it can hold 30 or 40 years of a family's life. When the next chapter is a condo downtown or along Kruse Way, the hardest part is often the calendar. The house has to be sold, the condo has to be ready, and the furniture has to be somewhere sensible at every step in between.
Butterfield Moving is a licensed moving company owned and operated by a family in Hillsboro. For Lake Oswego downsizing moves, we help you and your listing agent settle the order first, then move the furniture on published hourly rates once that order is set.
Three Ways to Order the Sale and the Move
No single order is right for every family. The choice depends on when the condo is available, how the house will be shown, and whether anyone can live with two sets of bills for a while. Your agent, and any advisor you rely on, can weigh in on the money. Here is what each order means for the furniture:
| Order | How the furniture moves | Worth weighing |
|---|---|---|
| Move to the condo, then list the house | One main move to the condo, with family and donation stops on the same day. The house is shown empty or lightly furnished. | The condo must be available first, and both homes carry costs until the sale. |
| Thin the house, list it, move after it sells | An early trip before the listing photos takes the pieces going to family, donation, or the condo; the rest moves after the sale. | The house still looks lived-in for showings, but the furniture leaves in two trips instead of one. |
| Sell first, then move to the condo | A single move timed to the sale and the condo date. | Dates can shift, so keep the plan loose until the sale is firm. |
Whichever row fits, call us once you have a rough timeline. There is no deposit, and moving your date is free with one to two weeks' notice.

Thinning a Lake Oswego House Before It Goes on the Market
If you choose the middle row, the first trip happens before the photographer arrives. It is a real move, with a truck, a crew, and a route, but only for some of the furniture. It also gives the family a few weeks to see which pieces are missed.
Decide what leaves first
Ask your agent which rooms feel crowded. Those are the natural places to start. Pieces already promised to children or grandchildren can go to them now instead of waiting for moving day, and so can the furniture headed for a charity. Anything that is going to the condo and fits there now can go early too, if the condo is available. Keep a simple note of what went where on that first trip. Months later, when someone asks where the hall clock ended up, the answer will be on paper.
Rearranging what stays
Once rooms are thinner, the pieces left behind may look better in different spots. Our crew can shift a sofa to another wall, carry a bedroom set to a different room, or move a desk out of a corner while we are there, on the same hourly time. Your agent or stager decides where things go. We do the lifting.
Hillside and lake-area access
Houses in Mountain Park, Palisades or Glenmorrie can have long driveways and steep grades, and some homes near the lake sit down narrow lanes. Tell us about the approach when you call. We add no elevation surcharge on a local move, so the hill shows up only in the hours it takes.
Leaving the house ready to show
The crew lays floor runners and fits door-jamb guards before anything moves, and they come up when the crew leaves. Before the truck pulls out, walk the rooms with the crew so any scuff is spotted while we are still there, not after the photos.
Settling Into a Downtown or Kruse Way Condo
Many Lake Oswego condos are downtown or along Kruse Way. Buildings differ, so the first job is learning how yours handles a move.
Questions for the association or building manager
- Does the move need a reserved elevator or a reserved time?
- Where can the truck park while the crew unloads?
- Is a certificate of insurance required? We send ours, usually within the hour.
- Is there a storage unit that comes with the condo, and where is it?
Furniture built for bigger rooms
A dining table that seated 10 by the lake, a sectional sized for a family room, or a king bed may not suit a condo floor plan. Ask the seller or the building for a floor plan with dimensions, and decide before the final trip which pieces make the move. The rest can ride to family or donation on the same route.
Placement in the new rooms
Each piece lands where your parent wants it. A lift chair or other mobility equipment can go in first, in the spot your parent picks. Bed frames, dining tables, and bookcases come apart and are reassembled within the hourly rate.

Lake Oswego Downsizing Move Rates
Every trip, whether it is the early thinning or the final move, bills on the same metro card. The estimate shows the crew and hours, with the drive from our yard in Hillsboro already included.
Price a Lake Oswego house-to-condo moveMoving crew and truck: Monday–Saturday, 7 AM–7 PM
- 2 movers + truck: $150.35 per hour · 3 movers + truck: $206.75 per hour · 4 movers + truck: $263.15 per hour
- 3-hour minimum · $56.40 per hour for each additional mover or packer
- Evenings after 7 PM Mon–Sat, and Sundays (3-hour minimum): $195.20 / $273.40 / $351.60 per hour
- Holiday rate (3-hour minimum): $230.50 / $325.50 / $420.50 per hour
Our packers cost $56.40 per hour per packer. Some families book packers for the kitchen and the china cabinet and pack the rest themselves. If the first trip combines a condo drop with family and donation stops on one day, the whole route stays inside a single minimum.

Released Value, Replacement Cost and Claims
Heirloom pieces call for a coverage talk before the first trip. Released value at $0.60 per pound is the legal floor, not a plan. Replacement-cost protection is available if you choose to purchase it. We will submit a claim upon request.

Lake Oswego Downsizing Questions
The move is only from Mountain Park to a Kruse Way condo. Is there still a minimum?
Yes. The 3-hour minimum applies to every local move, even a short hop across Lake Oswego. A small first trip can often be paired with family stops so the minimum covers more of the work.
The condo garage has a low clearance. Can the truck still unload?
Tell us the posted clearance when you call. If the truck cannot fit, the crew parks wherever the building allows and carries from there.
Can the listing photographer come the same day as the thinning trip?
It can work. Give us the photographer's arrival time, and we will start early enough that the truck is gone and the floor runners are up before the camera comes out.
The condo is on a high floor. Does that cost more?
Local moves carry no elevator or stair surcharge. Reserve the elevator for the unload window so the crew is not sharing it with residents.
The family already rents a storage unit. Can it be a stop?
Yes. A storage unit can be a pickup or a drop on the same route as the house and the condo. Bring the gate code and the unit number on moving day.
Do you keep track of how furniture comes apart?
Yes. Before a piece comes apart, the crew photographs it and keeps its screws and bolts in a labeled bag, so the condo or a relative's house gets it rebuilt as it was.
The buyers asked to keep a few pieces. How do we handle that?
Tell us which pieces stay with the house before the final trip. The crew will leave them where they are and work around them, and the rest of the house empties as planned.
What Our Customers Say
Selling the House and Moving to a Condo? Call Before You List.
The best moment to map the trips is before the house is listed. A rough sale timeline, the condo address, and a note of which relatives are taking which pieces are enough to sketch the plan together. The number to dial is (503) 506-4149.
