Happy Valley spreads from a narrow valley floor around SE Misty Drive up the slopes of Mount Scott and Scouters Mountain, then east onto former Damascus land that joined the city in recent years. The city code places many lots steeper than 15 percent under a steep-slopes overlay and restricts new building on ground at 25 percent or more. On a Happy Valley lot, where the house sits on the slope shapes its moving day.
Butterfield Moving is a family business with its trucks in Hillsboro. Owner Patrick Butterfield prices the jobs, and his son Aiden is out with the crews. Our crews drive about 45 to 55 minutes to reach Happy Valley, depending on traffic, and that drive is part of the hours at the same rate as the crew.
Tell us which floor the bedrooms are on and how many interior stairs lie between them and the front door. On a Happy Valley hillside, those two answers go a long way toward setting the crew size.

What Our Crew Brings to a Happy Valley Move
Split-Level Entries
A house on a slope can place the entry, garage, and bedrooms on different levels, and we plan the route for each.
Mount Scott Neighborhoods
On the mountain's southern flank, the plan covers the stairs inside the house and which rooms sit on the lower level.
Scouters Mountain Access
For streets along SE Boy Scout Lodge Road, which also leads to a nature park, we settle the start time and truck ahead of move day.
East-Side Move-Ins
New streets near Pleasant Valley: protection for fresh floors and a date that follows the builder's keys.
Sunrise Expressway Routing
Moves on the Highway 212 side can use the expressway to reach I-205 when that is the quicker way.
Highway 212 Offices
Offices and shops on the Highway 212 side can move on evenings or weekends.
Two Slope Categories in the City Code, and the Flat Ground Below Them
Happy Valley's steep-slopes overlay names two categories of sloped land. Add the flatter ground below them, and you have three groups. Sorting a move into one of those three is our own planning method: the code governs building, and it sets no rules for moving.
Ground 1: The valley floor, below the code's thresholds
The flatter land follows the old valley bottom, once known as Christilla Valley, where City Hall sits on SE Misty Drive, and Happy Valley Park keeps 24 acres of wetlands off SE Ridgecrest Road. Carries here can be short, so the estimate is mostly about the inventory. The bigger variable is the road out. SE Sunnyside Road has crossed this ground since it became a county road in 1876, and we choose a start time with that leg of the drive in mind.
Ground 2: Transition slope, 15 to 24.99 percent
In this category, the code balances open ground with development and limits new building on that ground to a share set by a sliding scale. Houses on sloped lots here can have a garage below street level, a split-level entry, or a main floor that meets the ground on one side and stands a full story up on the other. For a move, the questions become which level each room is on, how many interior stairs there are between the entry and the bedrooms, and whether the lower level has its own exterior door. Bulky pieces bound for a lower floor can use that door and skip the stairs.
Ground 3: Conservation slope, 25 percent and steeper
This category includes ground with 25 percent or more slope, land within 25 feet of a slope break, and mapped landslide areas, and the code prohibits development there except for narrow exemptions. A house next to ground like that can have a backyard that falls away with no path around the side, so outdoor pieces get their own route planned at the walk-through. If your lot borders a protected slope, tell us which doors open onto level ground, and we build the load order around those doors.

Techniques for Split Levels, Slopes and New Streets
Deciding where the truck stands
A truck parked partway down a steep drive leaves its ramp at an awkward angle for loaded dollies. The crew can keep the truck on the street and roll pieces up the drive, or back in only as far as the ground stays close to level. We make that call at the walk-through and put any extra carrying time on the estimate.
Dressers and armoires between levels
Before a tall case piece goes down interior stairs, its drawers and doors are secured. Where stairs are steep or turn at a landing, we can remove legs, mirrors, and headboards first so each piece is lighter and shorter on the way down.
Homes that back onto protected slopes
When the yard behind the house drops away, the crew works from the street side of the house. Runners can cover the full indoor route, and we can first empty the rooms along it so the path stays open.
Move-ins on the growing east side
In a new house near Pleasant Valley Parkway, jamb guards protect fresh paint, and runners protect new floors.
Released Value, Replacement Cost and Claims
Coverage works the same on a steep lot as on a level one. Released value at $0.60 per pound is the legal floor, not a plan. Replacement-cost protection is available if you choose to purchase it. We will submit a claim upon request.

The Happy Valley Ground Rules We Plan Around
A city that grew by thousands of acres
Happy Valley incorporated in 1965 to stay a rural community outside Portland. Between 2006 and 2017, the land inside its limits grew from 4,524 acres to 7,372 acres. Land that sat outside the city in 2006 is now inside it, with new streets on some of it, so we confirm the exact route to a new address rather than trusting an older map.
Former Damascus land on the east side
After the City of Damascus disincorporated, owners of about 1,000 acres of its former land chose to annex to Happy Valley. In March 2023, the city approved a plan for roughly 2,700 acres of Pleasant Valley and North Carver, expected to take decades to fill in. A move into that area can mean a finished house on a street where the next lot is still being graded, so we ask what the builder has finished near your address.
172nd Avenue, before and during the widening
The city plans to widen SE 172nd Avenue from Misty Drive to Scouters Mountain Road to four lanes, with a planted median and roundabout work at Troge Road and Scouters Mountain Road. Construction is tentatively set for 2027 through 2028. For moves along that stretch during those years, we use the current traffic plan to set the arrival window.
The Sunrise Expressway to I-205
The four-lane Sunrise Expressway opened on July 1, 2016, providing Highway 212 and 224 traffic from the Damascus side with a quicker route to I-205. Homes near Rock Creek and the Highway 212 side can use it to reach I-205 without working through miles of surface streets.
Plans for the unincorporated corridor south of the city
In 2025, Clackamas County and the city accepted a community vision for about five square miles of unincorporated land between SE 122nd and SE 172nd along Highways 212 and 224, to be carried out in stages. As those stages reach construction, we check for work zones along 212 when a move starts or ends in that corridor.

Five Steps in a Butterfield Happy Valley Move
Addresses, big pieces and a date
Patrick takes both addresses, the large furniture, and your target date, and sets up a visit when the home is a larger one.
A visit to see the levels
On site, he looks at the floors, the interior stairs, and the pieces that need to come apart. Crew size and expected hours go into the written estimate.
Packing on a day of its own
If you book packing, the packers can come a day or more early, so the load crew can start carrying soon after the load arrives. Unused boxes are not billed.
Runners down, then loaded for the ride across the metro
Floor runners go down along the path, door jambs get guards, and furniture is padded and wrapped before it moves. The crew loads the heavy pieces low and secures the load for the drive to your new address.
A room-by-room look before we leave
You and the crew check each room together and shift anything that belongs in another room. Payment comes at the end of the job.

Getting from our yard to Happy Valley takes about 45 to 55 minutes, and that drive counts toward the hours at the same rate as the crew. A move out of Happy Valley to a far corner of Oregon is quoted in writing by mileage and weight.
Slope-by-Slope Move Plans
A Mount Scott split-level to a single-level home on the valley floor
The hillside end sets the crew size. If the bedrooms sit on a lower level, the heavy bedroom pieces go up the interior stairs first, before boxes start crowding the landing. At the valley-floor end, one level and a short carry mean unloading goes faster than loading did.
A townhome near Sunnyside Road to a new house in Pleasant Valley
At the new house, please check with the builder whether moving trucks are allowed on the new street yet.
A house off SE Boy Scout Lodge Road to an apartment near Sunnyside Road
SE Boy Scout Lodge Road climbs toward the parking area for Scouters Mountain Nature Park, so on a nice weekend the truck may share the hill with trail visitors. We can suggest a weekday or an early start. During our visit to the house, we settle which truck suits the street and where it can turn around. For the apartment end, we get the building's move-in hours and time the arrival to fit.

Happy Valley Moving Questions
How much does a Happy Valley move cost?
It is $150.35 an hour for two movers and a truck, with a 3-hour minimum. Split levels and long interior stairs can add carrying time or require a third mover, which raises the crew rate to $206.75 per hour, and we tell you that before you book.
Can a crew come out today?
We do not book same-day crews for Happy Valley. If a date has fallen through, ask for the next open morning, and we will check tomorrow's schedule first.
How early should we reserve a date?
One to two weeks of notice covers most local moves. A large house or a date in summer calls for more notice.
Can you store our things if the new house is not ready?
No. We do not offer storage. Arrange storage on your own, and we will book the moving days around your closing dates.
Our street joined Happy Valley recently. Is it still covered?
Yes. Newly annexed streets, older city streets, and the unincorporated blocks nearby all use the same hourly card.
Can you bring a treadmill or weight bench down our stairs?
Many treadmills and benches can be taken apart so each section is lighter on the steps, then put back together at the new place within the hourly rate.
What happens if our split-level move runs past 7 PM?
Time after 7 PM on a weekday or Saturday is billed at the evening rate: $195.20 an hour for two movers and a truck. The walk-through estimate shows whether a job is likely to reach that point before you pick a start time.
