McMinnville's zoning code has a district written for offices and homes side by side. Chapter 17.24 of the city code sets up the O-R Office/Residential zone, and its list of permitted uses includes "all professional, administrative and business offices" alongside the "single-family dwelling." The same chapter says the zone is meant "to provide an incentive for the preservation of old and historical structures." For an office moving in or out of that zone, a few lines of the code are worth knowing before moving day, and so are rooms that may have been laid out for a household.
An O-R address sits about fifty minutes out, so nothing here books same-day. Give us a day's notice at the very least, and the 8 PM line decides what the rest of the week holds.
When the Office Works Out of a Building Built as a House
If your office sits in a building that started life as a home, whether in the O-R zone or elsewhere in town, you are likely to have office furniture standing in rooms that were designed for a family.
The chapter says why these buildings are still standing: the zone is meant partly as an incentive to preserve old structures. That is a planning goal on paper and a set of narrow doorways in practice. If a piece is standing in your office that nobody on staff remembers arriving, we should see it when we quote the job: it may have come in before a partition, a door or a run of shelving was added. The mismatch shows up in the same few places.
Bedroom doors and the conference table
In an O-R building that began as a house, a former bedroom now serving as a private office keeps the door it was built with. A lateral file, an L-shaped desk return or a conference table top may clear it only on edge, or only after it comes apart. Sit-stand desks and conference tables are disassembled and rebuilt as part of the hourly rate. If a piece will clear only with a door off its hinges, that comes up on the estimate call, and the crew can usually take the door off. We photograph the joints first and seal the screws and brackets in labeled bags, so each piece goes back together in its new room.
A staircase between the front office and the rooms above
In a two-story house, the reception area may be downstairs and the partners upstairs, with a residential stair connecting them. Every desk on the upper floor crosses that stair twice: once leaving and once arriving, if the new space has one too. Which pieces travel whole and which in parts gets settled before the day. A stair with a landing and a turn halfway up takes more planning, and we ask about it early.
A local office move carries no stair, elevator, or fuel surcharge, so the climb is billed as time, like every other minute of the job. What a stair changes is the hours and the crew size. A turned flight with a low ceiling over the landing can make a three-mover crew the sensible booking on a suite two movers could handle on one level, because the third pair of hands is what keeps a desk return off the plaster. Where a flight turns, the turn itself can be the narrowest point on the whole route, so that measurement belongs on the estimate beside the door widths.
The 8 PM line in the zoning code
Under MMC 17.24.040, "No use of any structure in the office/residential zone shall normally occur between the hours of 8 p.m. to 7 a.m., save and except the residential uses permitted." Whether a moving crew counts as a use under that sentence is a question for city planning staff. Our card does list evening hours after 7 PM, so if an evening load-out appeals, ask planning first whether a load running past 8 PM is a problem at your address. If you would like to avoid it altogether, we can put the load in daytime weekday hours.
The hours get worked out on the first call. The code line is 8 PM. The rate line is 7 PM, because our card moves into the evening column after that, so work back from 7, and the 8 PM line looks after itself. Fifty minutes of those hours is the drive out, and fifty more is the drive home, and both are billed. So a suite Patrick puts at four hours on site leaves the yard around 1:20 PM and is off the clock by 7, standard column from first hour to last. A six-hour suite has to leave by about 11:20 AM to do the same; start it later and its closing hours price in the evening column at $195.20 an hour for two movers and a truck. Ask for both on the estimate. If an earlier start is too soon for your staff to clear their own desks, move the desk-clearing: our packers can box the files and supply shelves in the days before, so the crew arrives to a suite already boxed.

Records Downstairs, and the Walk Out to the Truck
Files that ended up in the basement
Some house-built offices keep the archive where a family would keep holiday bins. When closed client files, old tax years, and banker's boxes line basement shelves, each one climbs the basement stair to reach the truck. Records can be boxed in shelf order and the boxes labeled by shelf, so the archive at the new address goes up in the same sequence it came down.
Where the records land
Which room at the new office takes the archive gets settled before the truck is loaded, and if that is a basement again it goes on the room list. If staff are busy with clients during the last week, our packers can box the files following your labels. A file cabinet climbs the stairs far more easily once its drawers are empty and the folders are boxed.
The fence line, the lot and where the truck stands
Chapter 17.24 shapes the outside of an O-R property too. Where one abuts a property in a residential zone, the code calls for "a six-foot fence of a sight-obscuring material" along that line, so a fence on that side can mean the carry goes out the front or through a gate. Outdoor activity is also limited: business and storage are to be "conducted wholly within an enclosed building," with "off-street parking or loading" as one of the exceptions. If you planned to set furniture out in the yard ahead of the truck, ask planning first. For office uses, the chapter also asks that "a minimum of seven percent of the site shall be placed in landscaping," so the path to the truck may pass planted beds. Our crews keep the carry to the walk and the driveway. Tell us whether your building has a lot, a driveway, or only the street, and whether a gate stands between the truck and the door.

Questions About Moving a McMinnville Office
We are moving our practice into a building in the O-R zone. Is there anything to check with the city first?
Possibly. If the office is a new use for the building, Chapter 17.24 says a site plan "must be submitted to and approved by the planning director prior to issuance of any building permits and prior to any new use occupying an existing structure," with residential uses exempt. The city's planning office answers at 503-434-7311. That approval is between you and the city; we plan the move around the date you get.
Our household lives upstairs, and the office is on the ground floor. Can one crew move both?
Yes. The zone permits homes and offices together, and one job can cover both. Both halves go on the same day and share one 3-hour minimum, which is the simplest way to run it. Label office boxes and household boxes differently. On the estimate call, specify which rooms are the office and which are the household, so the crew can load each set together, keeping them separate at the far end. The 8 PM limit is written for the office side: the code exempts the residential uses it permits, which is worth raising with planning if the two halves need different evenings.
Can we stop by the planning office in person with our questions?
The Community Development Center is at 231 NE Fifth Street. Its lobby takes walk-ins Monday through Thursday, 7:30 AM to 5:30 PM, and is closed to walk-ins on Fridays, when phone and email (planning@mcminnvilleoregon.gov) still reach staff during the 7:30 AM to 5:30 PM office hours.
What Our Customers Say
An O-R Office Move Starts With the 8 PM Line
An O-R job has a closing time in the zoning code at 8 PM and another in our card at 7. Work back from 7, and the code line looks after itself, which is why the hour the truck leaves the yard is the first thing we settle here. Patrick is on (503) 506-4149 and walks a larger office himself.
