If your family is getting a parent settled into an accessory dwelling unit behind a Portland house, the job ahead has an unusual shape. The new home is small by rule. It sits well back from the street. And whatever does not fit inside has to end up somewhere else on the same day.

An ADU is one option some families choose, alongside an apartment, a smaller house, or a room in a relative's home. If it is the one your family picked, this page is about making that move work.

Butterfield Moving is a Hillsboro mover, licensed by the state and run by one family. We plan an ADU move around three questions: what fits in the unit, how far each piece travels on foot from the truck, and where the leftover furniture goes. The whole thing runs on our published hourly card and lands on one bill.

Some families call once the unit is finished. Others call while it is still being built, which leaves more time to measure, decide, and book a weekday.

The Size Cap That Writes the Keep List

Portland's zoning rules cap an ADU at 75 percent of the main house's living area or 800 square feet, whichever is smaller. Behind a 900-square-foot bungalow, the ceiling works out to 675. Before anyone empties a closet, get the finished square footage of the unit from the plans or the builder. That single figure settles more debates about the sideboard than any family meeting will.

Measure the furniture first, then tape the floor

A tape measure and a notepad do more for this kind of move than a weekend of sorting. Write down the width and depth of the bed, the dresser, the dining table, any bookcase worth keeping, and the recliner or lift chair. Then lay painter's tape on the ADU floor in those shapes. Walking between taped outlines shows within a few minutes whether the table and the chair can both stay, and whether there is still a clear walkway through the room.

Count cabinets, drawers, and closet rods

Do the same for storage. If the kitchen has six upper cabinets, pack for six. If the unit has one closet rod, the coats and the good clothes share it. Those counts tell you how many boxes need to be filled and keep the crew from carrying cartons into a room with nowhere to put them.

Put the keep list on paper

Once the outlines and counts are done, write the list down and share it with everyone who is helping. On moving day, anything on that list heads out back. Everything else waits on the truck for its own address, which the route below handles.

The Long Walk From the Truck to the Back of the Lot

Portland's rules also require a detached ADU to be set back at least 40 feet from the front lot line or behind the rear wall of the main house. Either way, the truck stays out front and every chair and carton walks the length of the house to reach the door. On a Portland ADU job, that walk is where the hours go.

Side yards, gates and the route in

Tell us on the call how someone on foot gets from the street to the unit. A side yard with a narrow gate, a driveway that runs past the house, and a route through the main house all move differently. Send us the gate width if you can, and we will compare it with the widest piece on the keep list. If a fence panel lifts out easily, taking it down for the morning may open a straighter path.

Crew size follows the distance

On a long carry, part of every mover's hour is spent walking back empty-handed. A third mover at $56.40 per hour can shorten the day enough to be worth the added rate. Ask for both crew sizes to be priced, and compare the totals side by side.

Protecting both doorways

The ADU entry gets floor runners and door-jamb guards. When the route cuts through the main house, they cover that hallway too. The crew looks over lawn, gravel and stepping stones before the first load and picks the steadiest line across them.

One Move, Two Directions

Many ADU moves do not end at the ADU. The truck leaves your parents' home with the keep list and also with pieces a relative wants or a charity can use. On some lots, the furniture flows both ways at once.

Route A: from your parents' house to your backyard

  • Stop 1: load at your parents' current home, with keep-list pieces going on last so they come off first.
  • Stop 2: the ADU behind your house.
  • Stop 3: a sibling's house or a grandchild's apartment for pieces promised to family.
  • Stop 4: a charity, for anything in condition good enough to donate.

Route B: trading homes on the same lot

Sometimes the ADU sits behind your parents' own house, and another part of the family is moving into the main house. Then the day runs as a loop: the keep list goes out back, the main rooms empty, and the incoming household's furniture comes in from its old address. Getting the order right keeps one sofa from blocking another family's bed. Tell us who is moving in, from where, and on which day, and we will map the sequence before you book.

Mark every piece with its stop

A route with only four stops works only if the crew can tell at a glance where a nightstand is headed. Before moving day, write a stop number on every box and on a sticky note for every piece: 2 for the ADU, 3 for a relative, 4 for donation. Hand the crew lead one sheet that pairs each number with its address, and the lead keeps that stop list for the day. A piece with no number stays behind until someone decides, which keeps a promised rocking chair from landing at the charity by mistake.

How the minimum works on a route

However many addresses share a single day, they count toward a single 3-hour minimum. Say the order you want on the call and the route is built around it.

What a Portland ADU Move Costs

An ADU move is priced from the same metro card as any local Butterfield job. The long carry is simply time, billed at the hourly rate. Your estimate lists the crew size and the hours we expect, with the drive out from Hillsboro already inside them.

Price a Portland ADU move

Moving crew and truck: Monday–Saturday, 7 AM–7 PM

  • 2 movers + truck: $150.35 per hour · 3 movers + truck: $206.75 per hour · 4 movers + truck: $263.15 per hour
  • 3-hour minimum · $56.40 per hour for each additional mover or packer
  • Evenings after 7 PM Mon–Sat, and Sundays (3-hour minimum): $195.20 / $273.40 / $351.60 per hour
  • Holiday rate (3-hour minimum): $230.50 / $325.50 / $420.50 per hour

When the keep list is short but the old house is full, a packer costs $56.40 an hour, per person. Packers can box only what is going to the ADU, leaving the rest for the family.

Portland ADU Move Questions

Can we book the move before the ADU is finished?

Yes. Book the date that suits the family. Whether the unit is ready to live in is a question for your builder and the city, so keep an eye on that date. Shifting it later costs nothing if you tell us one to two weeks ahead.

Can a power recliner and other mobility equipment come along?

They can. Lift chairs, rollators and similar equipment are all things we move. Mention each one when you call, and the crew will wrap it, carry it the full distance, and set it exactly where your parent wants it.

We bought a smaller sofa for the ADU. Can the crew put it together?

Yes. New flat-pack furniture can be assembled during the move at the same hourly rate, which saves someone an evening with an instruction sheet.

Does someone need to be at every stop?

Someone who knows the plan should meet the truck at each address, or at least answer the phone, so the crew knows which room each piece belongs in. A sibling can take the family drop while you stay at the ADU.
