A downsizing move inside Tigard tends to begin with arithmetic. The split-level near downtown or the two-story off Summerlake might have four bedrooms, a family room, a dining room, and a garage. The next address, a one-bedroom apartment or a smaller single-level house elsewhere in town, has perhaps half as many rooms. The gap between those two numbers is the real size of the job.
When a son or daughter is arranging the move for a parent, counting rooms is also the plainest way to explain the plan to everyone in the family. We use the same count to size the crew and the hours.
Butterfield Moving is a licensed, family-owned business based in Hillsboro. On a Tigard downsize, the room ledger below becomes the work order: rooms with a match ride to the new place, the rest go to the addresses you give us, and every stop lands on one bill priced from our posted rate card.
Where Each Room Goes When the Count Drops
Start with a ledger. List every room in the Tigard house, including the garage, the bonus room, and the lower-level den. Beside each one, write which room at the new place will take over its job. Rooms with no match need a destination before the truck shows up. This is one way that a ledger can look when a four-bedroom split-level becomes a one-bedroom apartment:
| Room in the current house | Room that takes over its job | What to settle before moving day |
|---|---|---|
| Main bedroom | The one bedroom | Which bed and dresser, and whether both nightstands still fit |
| Guest rooms and old kids' rooms | None | Which relative takes each bed, or which pieces go to donation |
| Formal dining room | A corner of the kitchen or living area | A smaller table, or the big one with its leaves out |
| Living room and family room | One living room | One sofa and one or two chairs, including any lift chair |
| Lower-level den | Part of the living room or bedroom | The desk, the TV, and how many shelves |
| Garage and workbench | A storage unit only if the building offers one | Tools, bins and yard gear for family or donation |
A single-level house changes the ledger less. Four bedrooms might become two, and the dining room might survive. The rows marked "None" still need an answer, and the answer is the same: a relative's address, a charity drop, or a decision made before anyone lifts a box. If the new house is on a Tigard street with a garage, that garage can hold some of the workbench row, but only the pieces someone will actually use there.

When one room has to do two jobs
Some rows will not split cleanly. A parent who sews, paints, or keeps a home office may want that hobby to survive in a one-bedroom. Write it on the ledger as its own line, then decide which room absorbs it: a sewing table under the bedroom window, or a narrow desk along the living-room wall. Giving the hobby a row of its own keeps it from getting lost among the furniture decisions, and it tells the crew where that table goes before they carry it in.
Why a written ledger helps
A ledger on the kitchen table keeps the decisions in one place, lets a sibling in another town weigh in by photo, and gives us an exact list to price.
Tigard Downsizing Move Rates
The rooms that make the move drive the price more than the size of the old house does, because rooms are where the furniture lives. Only the rows with a destination go on the truck.
Price a Tigard downsizing moveMoving crew and truck: Monday–Saturday, 7 AM–7 PM
- 2 movers + truck: $150.35 per hour · 3 movers + truck: $206.75 per hour · 4 movers + truck: $263.15 per hour
- 3-hour minimum · $56.40 per hour for each additional mover or packer
- Evenings after 7 PM Mon–Sat, and Sundays (3-hour minimum): $195.20 / $273.40 / $351.60 per hour
- Holiday rate (3-hour minimum): $230.50 / $325.50 / $420.50 per hour
Packing runs $56.40 per hour per packer. On a room-count move, families sometimes ask the packers to box only the rooms with a match at the new place and leave the others for relatives to go through later. The drive from Hillsboro is inside those hours at the same rate, and nothing is due until the work is done.

Released Value, Replacement Cost and Claims
A one-bedroom load is short, but it holds the pieces your parent picked out of a whole house. Released value at $0.60 per pound is the legal floor, not a plan. Replacement-cost protection is available if you choose to purchase it. We will submit a claim upon request.

Moving Day, From a Tigard House to One Bedroom
Tigard's close-in streets include ranches and split-levels from the postwar decades through the 1970s, and the neighborhoods toward Summerlake and the slopes add larger homes from the 1980s and 1990s. Whichever one your parent is leaving, here is how the day runs when the destination is an apartment.
The apartment is ready before the house is touched
If the building asks for proof of insurance or an elevator booking, handle that first. Certificates usually go out within the hour. Ask the manager about any move-in hours, since the building sets them, and we will plan the start time at the house around what they tell you.
The rooms with a match load together
The bedroom, the chosen living-room pieces, and the kitchen boxes go on the truck as one group, wrapped and padded. Taking furniture apart and rebuilding it costs nothing beyond the hourly time, so a bed frame or a table with removable legs comes apart as part of the job.
Arrival and placement
The crew lays floor runners in the apartment and door-jamb guards on the entry, then puts each piece where your parent points. In a one-bedroom, a chair a few inches to the left can open a whole walkway, so we are glad to move things twice.
The rows marked "None" find their homes
With the apartment done, the truck carries the rest of the ledger to its addresses: a daughter's place in Tigard or nearby, a grandson's first rental, a charity that accepts pieces in good shape. Every stop made that same day sits under one 3-hour minimum. If a relative lives near Summerlake Park or off Main Street downtown, give us that address on the call so the drops follow a sensible order across town.
A last look at both addresses
Before the truck pulls away, whoever arranged the move checks the apartment against the ledger, and someone takes a final pass through the house for anything left on a closet shelf. Payment is due once the job wraps up, and all cards, checks, and cash are accepted.

Tigard Downsizing Questions
Can I book the move if I am not the one moving?
Yes. A family member can book it, sit in on the estimate call, and pay at the end. Just tell us who the crew should ask if a question comes up on the day.
What if my mother changes her mind about a piece on moving day?
It happens, and it is her call. The crew can set the piece aside and send it to whichever stop she chooses. The only cost is the time it takes if something already loaded has to come back off.
Can the dining set go to a charity?
Yes, when the charity will accept it as it is. Call the charity to confirm, then give us the drop-off address, and we will add it to the route.
Is there a rush on booking?
Booking earlier gives you more dates to pick from. No deposit is involved, and with one to two weeks' notice you can move the date for free if the apartment's availability changes.
Can you move us the same day we call?
Sometimes. Call before noon and a Tigard job can go the same day about three times out of four. A full house with several stops is easier to plan a few days out.
Will you bring a king bed to my son's house instead of the apartment?
Yes. The crew takes it apart, bags and labels the hardware, and rebuilds it at his house as one of the route's stops.
