Movers wheeling furniture up a long ramp into the truck on a quiet street, move in Cornelius

Cornelius covers only about 2.3 square miles. Tualatin Valley Highway runs through the middle, City Hall and Centro Cultural anchor the town center, and neighborhoods in the northeast reach the edge of Council Creek.

Butterfield Moving is family-run, and our trucks are based in Hillsboro. Our owner, Patrick Butterfield, prices jobs and visits larger homes himself; his son, Aiden, works on the trucks. We are licensed as an Oregon for-hire carrier and registered with USDOT, and a Cornelius move is billed from the hourly card printed lower on this page.

In a city this compact, the home type at each end and the distance between them shape the crew size, the gear on the truck, and the hours.

Three Cornelius Details That Change a Moving Plan

01

Detail 1: About one housing unit in ten is a manufactured home

Roughly one housing unit in ten in Cornelius is a manufactured home, including homes in the Cornelius Manor park near 6th Avenue. Moving out of one is a different job from moving out of a framed house. The entry can be a set of added steps or a small deck, and hallways and interior doors can run narrow. We can ask about the floors and entry steps on the call: how many steps, how wide they are, whether there is a rail, and what the floor is like along the path to the door. Tall pieces may come apart to clear a tight hall.

02

Detail 2: Forty-five apartments sit above the public library

Cornelius Place opened in 2019 at N Adair Street and 14th Avenue. The Cornelius Public Library fills the ground floor, and the two floors above hold 45 affordable apartments for seniors in studio, one-bedroom, and two-bedroom layouts. A move into or out of a unit in a building like this starts with questions for the property manager. Which door may movers use? Which hours are open for moving, given the library below? Can a truck wait in the alley or the parking area on the block? Should a certificate of insurance go to the building, and to whom? Bring those answers when you call, and the moving date gets set around them.

03

Detail 3: A move across a 2.3-square-mile city is a short one

When both addresses are within Cornelius, the truck spends little time on the road. The 3-hour minimum still applies, so it pays to decide up front what else the crew can take on while it is there. Beds and tables can be rebuilt and set in their rooms, new flat-pack furniture assembled, and heavy pieces removed from the old garage. Tell us the extras ahead of time, and the estimate lists the crew time that covers them. Travel from our yard is part of those hours at the same rate as the crew, and it stays short on the way into town.

The Butterfield Order of Work in Cornelius

01

Both addresses described, and a visit when the job is bigger

Patrick asks what kind of home sits at each address, the nearest cross street, and what is coming along. Smaller moves can be priced right on that call. For a larger home, he comes out at no charge. He counts the entry steps, checks hall widths against the largest pieces, and notes what needs disassembly. The estimate shows the crew and the expected hours, including travel time.

02

Packing at the level you choose

Pack it all yourself, hand us the fragile rooms, or book a full pack. We can fill boxes you already have, and cartons we bring but do not open stay off the bill.

03

The path covered, then wrapped, tied down and placed

Before the first box leaves, runners cover the floors along the carry and guards wrap the door jambs that furniture will pass. Pads and tie-downs keep furniture still on the drive. At the new place, each piece goes into the room you point to, and anything we took apart is rebuilt where it will stand.

04

A look around before sign-off

You walk the rooms with the crew and check each piece before the truck pulls out. You pay once the job is finished, and there is no deposit beforehand.

TV Highway, 10th Avenue and the Trail Corridor

TV Highway through the middle of town

About 30,000 cars cross Cornelius on the highway each weekday. For an address on or next to it, a Saturday or an early start can make curbside loading calmer. If an evening or a Sunday suits you better, the higher column on the card appears in the estimate so you can compare the two.

The one-way pair from 20th Avenue west

At 20th Avenue the highway splits: N Adair Street carries westbound traffic and Baseline Street carries eastbound. Tell us which of the two streets your address is on, or which one is closest, and the route in is set before move day.

10th Avenue, the city's truck route

N and S 10th Avenue are designated truck routes. It reaches the north and south ends of the city and is one of two ways into the industrial district. For addresses off 10th, we plan the loaded truck along it and turn onto side streets only for the last few blocks.

Crosswalk beacons on the highway

At N 12th Avenue and Adair, beside Centro Cultural and the Virginia Garcia clinic, a pedestrian beacon speaks in two languages. Farther east, a crosswalk and flashing beacon at East Lane were finished in 2024. People on foot cross the highway at these spots, so for a nearby address we can choose a loading spot that keeps the crossings in plain view of drivers.

Trail construction on the old rail corridor

The Council Creek Regional Trail is planned along the former rail corridor north of TV Highway, as a six-mile car-free path running east from Forest Grove through Cornelius, with upgraded crossings at the streets it meets. Construction is expected to begin in fall 2026 and finish in 2028. For moves during that stretch, we check crossing closures when we pick the route.

Cornelius Moving Questions

What should we budget for a Cornelius move?

A two-mover crew with the truck is $150.35 per hour against a 3-hour minimum; three movers are $206.75. What you end up paying depends on the volume, the access at both addresses, and the travel.

Can a crew come the same day?

Often, about three times out of four when you call before noon.

How far ahead should we book?

One to two weeks of notice covers most local moves; larger homes and summer dates need more. Changing the date is free with that same notice.

Can you store our furniture for a few weeks?

No. We do not offer storage. Arrange a unit before you set the date, then send us the address and the hours it is open.

Our address is on Cornelius Pass Road. Is that in Cornelius?

No. The road is named for Thomas R. Cornelius, who built it around 1870, and its 13 miles run well east of the city up to U.S. 30. Give us the city and cross street, and we will price the right place. It is local work on the same card either way.

Can you move the manufactured home itself?

No. Hauling the structure is a job for a company that transports manufactured homes. We move what is inside, and we can time our load to fit the hauler's schedule.

Do you sell boxes?

Yes. Small boxes are $6.30, medium boxes are $7.45, large boxes are $9.45, and wardrobe boxes are $31.55. A TV box is $55.85 per use or $199.65 to keep.

Do the dressers need to be emptied first?

Folded clothes can ride in a solid dresser. Books, glassware, and bottles should come out first, and on moving day the crew checks the weight of each loaded dresser before lifting it.

Cornelius Jobs as We Would Plan Them

A house near S Beech Street to a home north of Adair

Both ends are in town, so the job is mostly carrying. During the walk-through, the largest pieces are measured against the doorways in the new home, and anything too wide is marked for disassembly. If the kitchen is the room you least want to pack, a packer can handle it the day before at $56.40 an hour, and the rest of the house stays yours to box.

A Cornelius house to a home in Forest Grove

The route stays on TV Highway, so the drive between the two addresses takes up little of the day. Boxes marked by room go on the truck in the order the new house will need them. If the Forest Grove home has a flight of stairs to the bedrooms, the stair carry is planned at the walk-through, and no stair charge shows up on the bill.

A town center storefront to a larger suite across town

The landlord at the new suite may want a certificate of insurance before the keys change hands, and ours usually goes out within the hour. Starting after closing puts the job on the evening column of the card. Shelving comes off the truck first, so stock can go back up the next morning.

Butterfield Methods for Cornelius Homes and Storefronts

Taking furniture apart for tight hallways

Tall headboards, bunk beds, and sectionals are the pieces that tend to stick in a narrow hall. When our crew takes one apart, photos come first, and the hardware goes into a labeled bag, so reassembly happens in the right room. Interior doors can come off their hinges when that buys the extra inch.

Fitting a house into a studio or one-bedroom

Downsizing from a family house to a small apartment is mostly a question of what fits. At the walk-through, we can measure the largest pieces against the new rooms and plan where the rest goes before anything is wrapped. The pieces that make the cut are loaded last, so they come off first and go straight into place.

Storefronts and offices in the town center

Shops and offices near City Hall can move after 7 PM or on a weekend, ready for business the next open day. Display fixtures get padded like furniture, and glass shelves can travel flat in their own wrap.

Released Value, Replacement Cost and Claims

Released value at $0.60 per pound is the legal floor, not a plan. Replacement-cost protection is available if you choose to purchase it. We will submit a claim upon request.
