Milwaukie packs a lot into about five square miles. The Orange Line runs through downtown beside the freight tracks. Lots that once held a single-family home for decades can now accommodate townhomes or a cottage cluster. And Johnson Creek and Kellogg Creek both reach the Willamette here, running past homes, parks, and trails on the way.
Butterfield Moving is a family moving company based in Hillsboro. Patrick Butterfield, the owner, takes the calls and conducts larger in-person walk-throughs; Aiden, his son, is out with the crews. We carry an Oregon for-hire carrier license and a federal USDOT number, and every local Milwaukie move is priced from the hourly card printed further down this page.
A station block, a driveway used by three households, or a lot beside a creek: each one changes where the truck stops and how the day is ordered. Tell us which of them applies at each end, and the estimate is written to match.

Four Ways We Fit the Job to Milwaukie
Oak Grove Addresses Too
Oak Grove is unincorporated, and a move there is planned from your cross street.
Divided-Lot Know-How
Townhomes and cottage clusters split one lot among several households. We sort out which door is yours in advance.
Creek-Side Lots
Near Johnson Creek or Kellogg Creek, we look at the path from the street to your door before quoting the hours.
Seven NDAs, One Card
Ardenwald-Johnson Creek to Linwood, priced from the same hourly card.
Three Lines on the Map That Decide How Your Milwaukie Move Goes
Line 1: The rail line
Trains reached Milwaukie early, and in 1892 an electric interurban added a line from Oregon City to Portland by way of the town. Today the Orange Line follows the Union Pacific right-of-way downtown, and the Milwaukie/Main St station sits on the block bounded by Lake Road, SE 21st Avenue and Adams Street. For a move, the station blocks raise two questions. Downtown parking is managed, so the truck spot gets settled before the crew arrives. And apartment buildings near the line may set move-in windows or want a certificate of insurance on file, which we can turn around within the hour in many cases. Give us the building name and nearest cross street, and we will work out both before you book.
Line 2: The lot line
In 2022, Milwaukie updated its zoning code so duplexes, triplexes, fourplexes, townhomes, and cottage clusters can go wherever a detached house is allowed. A lot that held one house for decades may now hold three front doors and one shared driveway. That changes where the truck stops and who else needs the drive that morning. Tell us your unit letter, which door faces the street, and whether neighbors park in the lane. A quick text to the other units the night before keeps a car from boxing in the truck at 8 AM.
Line 3: The creek line
Lot Whitcomb claimed land at the mouth of Johnson Creek in 1847, and the creek still traces the north edge of town, with the Springwater Corridor trail beside it and the Tideman Johnson Natural Area in Ardenwald. Kellogg Creek meets the Willamette downtown beneath Highway 99E, where the city plans to remove the old dam and turn the lake site into a new natural area. For a home near either creek, the questions are about the last stretch. How far is the door from where a truck can legally park? Is the path level and firm after rain, or does it slope toward the water? Is a trail or greenway the only side access? Where the truck has to stay on the street, we price the carry from there.

Seven Neighborhoods and the Blocks Between Them
The city recognizes seven Neighborhood District Associations. Our crews serve all seven.
The seven NDAs
- Ardenwald-Johnson Creek: the north edge, along the Springwater Corridor trail
- Hector Campbell
- Historic Milwaukie
- Island Station: the area south of Kellogg Lake
- Lake Road
- Lewelling: sharing a name with the nursery family behind the Bing cherry
- Linwood
Downtown and the water
- Main Street blocks around the Milwaukie/Main St MAX station
- Streets beside Milwaukie Bay Park, the 8.5-acre riverfront park at 10501 SE Main Street
- Apartment buildings within walking distance of the Orange Line
Along the highways
- Homes and businesses near McLoughlin Boulevard (Highway 99E) along the river
- Streets along Highway 224, the Milwaukie Expressway, as it heads east toward I-205

Three Milwaukie Moves, Sketched as Plans
These are planning sketches, the way a first call would lay out each job.
An older house to a townhome on a divided lot
The older house gets a look at its porch steps and the tightest turn in the stairwell. The townhome gets a question about the drive: can the truck pull in, or does it wait at the curb while the crew walks the lane? If the new stairs are narrow, the sofa and bed frames come apart at the old house so they go up in pieces and get rebuilt in their rooms.
An apartment by the Main St station to a house off Highway 224
We note which door is closest to the loading area. The loaded truck then heads out Highway 224, and we can suggest a start time that fits that leg of the drive.
A Sunday move out of a Main Street apartment
Some people can only move on a weekend. First we ask the building whether Sunday move-outs are allowed and which hours it permits. The estimate then uses our Sunday rate, $195.20 per hour for two movers (full card further down), so the higher rate is visible before you pick the day. If a Saturday works for you and the building, that option goes on the estimate as well.

Milwaukie Conditions That Shape Every Move
McLoughlin Boulevard and Highway 224
McLoughlin Boulevard, completed in 1937 and now Highway 99E, runs along the river through town. Highway 224 starts at an interchange with it and heads east as the Milwaukie Expressway toward I-205. Many routes in and out of the city touch one of the two, so the start time we suggest depends on which one your move needs.
Downtown spaces with time limits
The city manages downtown parking with time-limited short-term spaces and permit spaces for downtown employees. A moving truck that has to shift mid-job loses carrying time, so for a Main Street address we settle the truck spot ahead and ask you to plan where any helper will park.
Milwaukie Bay Park beside downtown
The 8.5-acre park sits between the Willamette, Kellogg Creek, Johnson Creek and McLoughlin Boulevard, with a boat launch, a festival lawn and parking areas on both sides of Kellogg Creek. For a move on the nearby blocks, ask us about an early start on a sunny weekend, when the park may draw a crowd.
The Kellogg Creek Restoration project
The city plans to remove the old dam beneath Highway 99E, reopen 17 miles of stream habitat to fish, and replace the 99E bridge with a new one that carries a trail underneath. Construction is expected in 2028 and 2029, and the schedule depends on funding. For moves in those years, routing includes a look at the current project status.
New apartment buildings in the pipeline
A 2022 city housing memo counted 648 units across six multi-dwelling developments at some stage of review, on top of 249 units in two developments earlier that fiscal year. New buildings bring first-time move-in rules, fresh elevators and hallways that property managers watch closely, so tell us the building's name when you book.

How a Butterfield Milwaukie Move Runs
A call that places both ends
Patrick answers the phone and asks for both addresses, the cross streets, the unit letter if there is one, and what is coming along. For bigger homes, he sets up a free walk-through.
A walk-through that finds the door
On site, we pick a parking spot for the truck, choose the nearest entrance, gauge the steps, and mark the pieces that will be disassembled. The estimate lists crew size and likely hours, with the drive from our yard inside them.
Packing on your schedule
You can pack yourself, have us pack the kitchen and breakables, or book a full pack. Packers can come on move day or a day ahead if you prefer. Unused cartons are not charged, and boxes you already own can be filled too.
Protection goes down first
Floor runners and door-jamb guards are in place ahead of any carrying. When several units use a single path, the crew can keep boxes off it.
Padded, driven and unloaded
Each piece is padded and tied down for the ride; the truck takes the route picked during planning, and bed frames are the first thing rebuilt at the new address.
One last look together
Before the truck leaves, you and the crew walk every room. Payment happens once the job is done: card, check, or cash.

Milwaukie Know-How: Courtyards, Stations and Storefronts
Cottage clusters and courtyard units
On a cottage cluster, the street address can lead to a mailbox post while your door sits around the courtyard. We ask for a photo of the entrance or a pin dropped on a map, can measure the courtyard path against the widest piece, and can stage boxes at your door so a neighbor can still get through.
Townhomes built on divided lots
New townhomes can have straight, narrow stairs and a tight landing at the top. Bed frames, sectionals, and some dressers come apart before the carry. When we do the breakdown, the crew photographs the piece, bags, and labels the hardware, so reassembly on the other end goes quickly.
Buildings near the Orange Line
For a building a short walk from a MAX station, we confirm the reserved elevator time, the loading door, and whether the lobby needs protection. The certificate of insurance is sent to the property manager ahead of time, and the crew works within the window the building gives.
Main Street storefronts and suites
Shops and offices downtown can move on an evening or a weekend so the doors open on schedule.
Downsizing into a townhome or apartment
When a longtime Milwaukie home gives way to a townhome or a unit near the MAX, a relative can plan the move for a parent, pieces can go to several addresses on one bill, and lift chairs or other mobility equipment ride along. The pace follows the person moving.
Released Value, Replacement Cost and Claims
Released value at $0.60 per pound is the legal floor, not a plan. Replacement-cost protection is available if you choose to purchase it. We will submit a claim upon request.

Milwaukie Moving Questions
What will a Milwaukie move run us?
Two movers and a truck run $150.35 per hour with a 3-hour minimum, and a third mover brings it to $206.75. The total depends on how much you own, the access at each end, and the drive. A walk-through for a larger home costs nothing.
Do you move to Oak Grove addresses too?
Yes. Oak Grove is the unincorporated area that borders Milwaukie on the south. Give us the cross street, and we will plan the route from there.
Is a same-day move possible?
For one- or two-bedroom moves, about three times out of four, if the call comes in before noon.
When should we call to reserve a date?
One to two weeks of notice covers most local moves; allow longer for a big house or a summer date. Moving the date costs nothing with that same notice.
Can you hold our things in storage between homes?
No. We do not offer storage. If your dates leave a gap, line up a unit first and tell us where it is, and the moving day gets built around it.
We live on the Portland side of Ardenwald. Do you cover us?
Yes. Ardenwald-Johnson Creek is recognized by both cities, and the Portland side is priced from the same hourly card. Our Portland page covers moves elsewhere in that city.
Our cottage cluster has one parking space per unit. Where does the truck go?
Tell us the layout on the call. We can ask a neighbor to leave the lane open for the morning, or set the truck at the curb and carry through the courtyard.
Can you move our Main Street shop without closing on a weekday?
Yes, an evening or weekend move is an option. Evenings after 7 PM and Sundays use the evening column of the rate card.
Our unit near the Main St station is a studio. Does Patrick need to come out?
Walk-throughs are for the bigger homes. For a studio, we can price the move from the call: list the larger pieces, tell us the floor and whether there is an elevator, and the estimate comes from that.
We are coming from inner Portland. Can the family ride transit down while the truck drives?
Yes, for homes near the line. The Orange Line has carried riders between Portland and Milwaukie since September 2015, so family members can take MAX while the crew brings the furniture by road.
