Commercial Moving in Hillsboro & Greater Portland: Open Again by Monday
Family-Owned & Operated | ODOT #275978 · USDOT #3604556 | Published Rates: Evenings & Weekends Available | Google 4.8★ Rated | Open 7 AM–10 PM, Every Day
A business move is measured in one number: how long you're not doing business. Butterfield Moving relocates offices, retail stores, and business equipment across Hillsboro, Beaverton, Tanasbourne, Portland, and Greater Portland with the plan built around your operating hours, evening and weekend moves at published overtime rates, certificates of insurance for your building usually within an hour, and a family crew that hustles like the clock is theirs. Because on a commercial move, it is.
The pricing works like everything we do: public. $150.35 per hour for two movers at standard hours, $206.75 for three, the same honest rates our residential customers see, with no 'commercial premium' invented for the occasion. One repeat business customer put it simply: 'Both experiences were great… handled our belongings with the utmost care.' (Chynna, Google review)
Single suite, storefront, or a whole floor, call Patrick or Amy, get the walk-through, and get a move plan your staff can work around.
Built Around Business Hours
Evening and weekend moves at published overtime rates, your customers never see a closed sign they weren't warned about.
COI Within the Hour
Your landlord's certificate-of-insurance requirement, handled, usually within an hour, no fee.
No Commercial Premium
The same published hourly rates as every Butterfield move. Commercial doesn't mean 'mystery markup' here.
Furniture Systems D&R
Desks, conference tables, and office furniture disassembled, labeled, and rebuilt to your floor plan.
Repeat Business Clients
Businesses call us back, repeat, and referral work is most of our business. Live reviews below.

Three Calls That Decide What Your Move Costs in Downtime
Move during hours, or move around them
The cheapest hourly rate isn't always the cheapest move. A daytime move at standard rates can idle your whole payroll; an evening or Saturday move keeps the registers open and the staff productive, and Saturdays bill at standard rates anyway. We'll run the real math with you, crew hours at our published rates versus staff hours at yours, and recommend the window that costs your business least overall. The arithmetic is rarely close: a three-mover evening crew costs about $67 more per hour than the daytime rate, one idle employee often costs more than that, and a closed register certainly does.
Decision 1
Who owns the building logistics
Docks, freight elevators, and loading zones get reserved by the tenant or building; that's how property managers run it, and pretending otherwise is how moves stall in lobbies. We'll tell you exactly what to book and when, send your landlord the COI usually within an hour, and arrive at the building already expecting us.
Decision 2
Label now, or excavate later
The difference between a move and a mess is whether box #47 knows where it lives. Workstations get labeled to a floor plan before teardown, desk contents, cables, and chairs are all mapped to their destination. Monday morning, people sit down and work. That's the whole point of the plan.
Decision 3
Offices, Storefronts, and Everything With a Lease
Commercial moving splits into four kinds of work, and pretending they're interchangeable is how businesses end up with the wrong crew on the wrong night. Here's what each one gets from us, including the honest boundaries.
-
• Single suites through full floors
• Professional practices: files boxed, sealed, and tracked
• Desks, conference tables, and office furniture systems: D&R included
• Workstation mapping to the new floor plan
• Evening and weekend schedules around your client hours
• Full details on our dedicated page
-
• Storefront-to-storefront moves across Greater Portland
• Fixtures, shelving, and display systems: disassembled and rebuilt
• Inventory moved organized: checklist support available when you want it
• Evening and weekend windows to protect selling hours
• Grand-opening deadlines treated like the hard dates they are
-
• Desktops, monitors, printers, and peripherals: powered down, cable-bagged, labeled to their desks
• Coordination with YOUR IT provider for disconnect and reconnect
• We don't move live servers or do rack work, and we'll say so on the phone, not after the bid
• Copiers and heavy office equipment: quoted honestly per piece
-
• Inventory, fixtures, and dock-to-dock transfers
• Standing weekly delivery contracts served: businesses trust us with their logistics

How a Butterfield Commercial Move Runs
The call, then the walk-through
Commercial moves get scoped on-site, free: suite size, furniture systems, equipment list, building logistics at both ends. You'll have the full cost structure and the downtime plan before you sign anything.
The schedule built backward from reopening
We start from the moment you need to be operational and plan backward, evening load-out, weekend transfer, and Monday reopen. Saturdays at standard rates; evenings and Sundays at the published overtime rates below.
Paperwork and building choreography
COIs to both buildings are usually within an hour. You reserve docks and freight elevators, we tell you exactly what to ask for, and we show up inside the window.
Label, map, pack
Workstations and fixtures get labeled according to the new floor plan. Files are sealed in boxes that stay sealed. Your team packs personal items; ours handles the rest, or our packers do it all at $56.40 per hour per packer.
The move itself: protected and fast
Furniture padded and wrapped, electronics handled, powered down, and labeled, floors and door jambs protected in both buildings. The crew hustles because downtime is the real invoice.
Rebuild to the floor plan
Desks and conference tables reassembled, furniture placed to the map, boxes landed at the right workstations. Your team walks in; it already looks like their office.
Final walkthrough and payment
You (or your office manager) walk both buildings with the crew lead. Payment at completion: card, check, or cash. No deposit was required to hold your dates.

Our Reviews
Business Moves, Reviewed by Business Customers
Commercial references usually come as private phone calls, most businesses don't review their movers publicly. The Google trail still tells the story: repeat corporate bookings, witnessed load speed, and delivery cadence that standing clients depend on weekly.
-
The strongest commercial credential isn't a bid, it's the second booking. One business customer's review tags corporate moving among the services used and opens with the part that matters: 'This is the second time using their services and both experiences were great… handled our belongings with the utmost care.' Repeat business is most of our book; commercial repeat business is why. (Chynna, Google review)
-
Downtime math is just speed math. One reviewer watched a father-son crew load a full furniture move in roughly thirty minutes: 'Super quick, professional, and communicative!' Translate that pace to your suite: every hour the crew saves is an hour your business reopens earlier, and the clock runs at published rates either way. (Trevell W., Google review)
-
Deliveries to a business need three things: a heads-up call, speed, and nothing broken. 'They called ahead of time, unloaded quickly, and with safety in mind. They were a huge help and super friendly!' That's the cadence standing business clients get from us week after week. (Jess, Google review)

Greater Portland Business Moves Have Local Physics
The Westside business-park belt
Hillsboro's and Beaverton's office stock concentrates in business parks along the 26 and 217 corridors. Tanasbourne, AmberGlen, and their neighbors. Park moves are their own genre: ample docks but managed hours, property-manager COI requirements, and suites that move fast once the paperwork clears. Our dispatch sits minutes away, as your door-to-door bill notices.
Retail corridors and the selling-hours problem
From Hillsboro's strip centers to Portland's neighborhood storefronts, retail can't close on a weekday to move. Saturday moves bill at our standard rate, the quiet advantage in our pricing, and evening windows handle the rest. The register stays open; the move happens around it. Fixture work is half of retail moving: gondolas, shelving runs, and display systems come apart and rebuild on the same bag-and-label discipline as everything else we touch, and the merchandising plan at the new space decides the rebuild order.
Rain, electronics, and cardboard
Eight months a year, the gap between your door and the truck is wet. Electronics travel in dry boxes under wrap, paper files in lidded boxes that never sit on wet pavement, and both buildings get floor protection, your deposit, and your landlord's lobby both care.
Downtown Portland buildings play by the building rules
Towers and older downtown buildings run freight elevators on reservations, docks on schedules, and lobbies on protectiveness. The tenant books the windows; we'll spec exactly what to ask your property manager for; and our crew arrives padded, insured, and within the slot. Downtown moves reward preparation and punish improvisation.
Small-business density, small-move honesty
Most Westside businesses aren't towers; they're suites, studios, and shops that fit a two- or three-mover crew and sometimes finish inside the 3-hour minimum. We size commercial crews the same way we size residential ones: to the job. A small move priced like a small move is why small businesses refer us.
The 5 PM reality: and why we say evenings, not overnight
Our dispatch day ends at 5 PM, and our working window runs to 10 PM, so we promise evening and weekend moves, and we deliver them. What we don't promise is overnight crews we don't have. A mover whose schedule claims match their actual staffing is a mover whose move-day promises hold.
Standing logistics, proven weekly
Beyond one-time moves, Butterfield runs standing weekly delivery work for business clients, the kind of repeat logistics that only continue when crews show up on schedule, every schedule. If your business needs recurring muscle, that conversation starts with the same phone call.
What Professional Commercial Moving Actually Involves
The downtime ledger
A commercial estimate has two columns: our hours and yours. Crew time bills at published rates; staff idle time bills at payroll; lost selling hours bill at revenue. We quote the first column and help you compute the other two, because the right move window is the one that minimizes the whole ledger, not just the moving invoice.
IT equipment: the powered-down protocol
Desktops, monitors, and peripherals move powered down, cable-bagged per station, and labeled to their desk on the map. Disconnect and reconnect belong to your IT provider; we'll coordinate timing with them directly. Live servers, rack work, and network gear are outside our scope, and we say so in the first conversation. Honesty about that line is the difference between movers and outages.
The COI and the landlord layer
Commercial moves answer to two landlords, and both want proof of insurance before a dolly touches their floor. Our certificate names the building as required and lands usually within an hour of the request. If either property manager has special requirements, padding specs, elevator hours, or dock rules, we'd rather hear them at the walk-through than at the dock.
Workstation mapping
Every desk gets a label that matches a spot on the new floor plan; every box, chair, and monitor inherits it. Teardown happens in label order, the truck loads in reverse-delivery order, and reassembly fills the plan from the back wall forward. It's logistics, not magic, but Monday morning it looks like magic.
Files and confidentiality
Business files move in sealed, numbered boxes that stay sealed door to door, count them out, count them in. For practices with confidentiality obligations, the chain is simple and auditable: your team seals, we move, your team unseals. It also keeps us out of your business in the most literal sense; we move documents; we never need to read them.
Coverage for business goods
The Oregon default, released-value protection at $0.60 per pound, applies to commercial goods the same as household ones, and replacement-cost protection is available if you choose to purchase it. For equipment-heavy moves, that conversation happens at the walk-through with real numbers. If something is damaged on our watch, we will submit a claim upon request.
Office furniture systems, honestly handled
Desks, conference tables, credenzas, and shelving disassemble and rebuild on the same bag-and-label system as everything we move. Complex modular systems get assessed on the walk-through. What we can confidently rebuild, we take apart; what needs the manufacturer's installer, we tell you before the bid, not after the pieces are in a truck.
